Museum

A gas station was acquired, soil contamination was remediated, negotiations were completed to eliminated restrictive covenants and the site was rezoned for a new private museum.

Hotel Property

We obtained preliminary planning approval for a new 200-unit condominium and 50 room hotel mixed use development. Conceptual drawings were prepared along with a detailed development proforma. The resulting value of the site was doubled and the risk to the buyer was greatly reduced.

Head Office Building

Original building was a 20,000 SF music library owned by the government. The vision was a conversion to a strategic family head office building with a new Georgian style design, estate landscaping and complete privacy.

Land Assembly

A restaurant was adjacent to a large retail office and condominium tower being proposed. The developer was presented with compelling reasons why the acquisition of the restaurant site would greatly enhance the visibility, access and loading of their proposed building. This resulted in a much higher price without any building or development cost.

Retail Store Improvement

Several retail stores were redesigned to reduce distance from the street, enhance façade with extensive glass and eliminate interior walls with new structural and mechanical work. The properties were then released at much higher market rates before resale.

Closed Factory Site with Additional Raw Land

Created the vision and drawings for a 250-lot housing development and the conversion of the historical factory building to an apartment building. Also included a community centre and small ski area which reduced the entitlement risks.

50-acre Ski Area Parking Lot and Surrounding Land

This ski area parking lot was being used by the ski resort without a formal lease agreement. The land had been improperly downzoned when included in a new municipal boundary. We obtained municipal acknowledgement that the zoning was in fact available to build 60 duplex units as a minimum. The ski area then agreed to exchange some of their development rights in a swap for the 20 acres that was being used for parking. This resulted in a total development on the remaining 30 acres of 300 dwelling units.

Residential Lot Subdivision

Draft plan approval was obtained for 20 new 5-acre waterfront lots with required infrastructure and servicing.

Indigenous Community Centre

This indigenous community centre was going to be sold as is. We created a conceptual drawing for 10 condominium units with underground parking within the historically designated structure. Site was then sold to a developer who built and successfully sold the units.

Historical Mansion

This three-story historical mansion lent itself to a conversion to three luxury units, one per floor plus the addition of a new coach house. Included was 8 car underground parking plus mechanical and storage units.

Existing Apartment Building

A bylaw was discovered that exempted this building from condo conversion, granted during an official plan objection mediation. The vision was to renovate the existing apartment units into 20 new luxury condominiums to be rented by investors. A developer bought the property and successfully completed the project.

Amusement Parks

We created the concepts and feasibility analysis for six successfully completed amusement parks in the US and Canada.
