1.  Initial Discussion and Review:

  • At no cost we study all aspects of your property to determine if redevelopment or repositioning could add considerable value.
  • If there are no immediate viable options to explore that could substantially increase value, we will share our reasons and insight with you at no cost whatsoever.

2.  Optimizing Value Process:

  • Once we decide there is a clearly defined opportunity, we quote our clients a very modest fixed fee along with an estimate of disbursements.
  • Our incentive fee is performance based calculated as a percentage of the dollar value increase we can successfully achieve.

  • Fifty acres of vacant land. Sold portion to neighbour in exchange for development rights, rezoned, value increase two million to twenty million in one year.
  • Hotel rezoned for additional residential tower, value increase from eighteen million to sale at thirty-three million in two years.
  • Signature head office. Existing structure purchased for one million, new design, negotiated restriction release and rezoning increased value to five million in one year, re-design and renovation completion, increased value to twelve million at completion..
  • Land Subdivision. Rezoning and subdivision plan approval. Pre-servicing, increase in land value from one million to three and a half million in one year.
  • Condominium Development. Purchase of indigenous community centre. New conceptual design and rezoning to reach shovel ready stage. Pre-construction value increase from one million to four million.
